Hi, I am wondering if anyone can help me. We are relocating to PEI in March and I have been looking at the real estate listing. There is a house in Charlottetown, 45 Admiral St. It looks nice from the photos but when I mentioned to a family friend on the Island, he said that he knew the house and that he thinks it has urea formaldehyde insulation.

I am not sure how he knew. he also said that in PEI, vendors have to certify that there is no UFFI "to their knowledge"." I am not sure what that means. Besides, I am not sure how he would even know.

Was that kind of insulation even used in PEI? And if vendors says it isn't there, is that safe?

A quick Google search says that insulation was used commonly for a period of time in the 1970's. Do you know when the house was built? I would just contact the real estate agent and speak to them. Maybe they would send you the property disclosure sheet which could potentially indicate if that insulation was used.

Maybe it was built before that but it looks like it's from 60s or 70s. I had friends down east that bought a house and subsequently found out it had UFFI. A nightmare. Any idea if it was only used in new houses or did they put it in after sometimes.

I asked about the disclosure and they said the best I would get is "to their knowledge" pretty hard to prove if someone knows or doesn't know.

Also, I had a friend go to pei deed registry and apparently, it had a lower mortgage and then same person just remortgaged to 260k. So assuming the owner took most of the equity out of it, 316 is probably overpriced. Tho, I could be wrong.

I may just keep looking.
